Many of our new clients have existing tenants with old, outdated, rental

agreements.  We UPGRADE these rental agreements as part of our procedure to

further protect you.  We offer so much when we rent your property.  We use the

most current contracts, covering the most up-to-date legal issues.  We also

require a Property Condition Statement to be signed by all prospective tenants,

along with House Rules and Regulations.  The information we request from new

prospective tenants include proper legal identification, a copy of their Social

Security Card, a copy of their paycheck stub/proof of employment, and we obtain

a Credit Report with FICO Scores.  And we go much further.  We Video Tape

the rental property prior to the tenant obtaining possession.  This allows us proof

of the property condition, in case this is needed in a possible future dispute with

this particular tenant.  We try to document, in detail, the rental file with as much

information as possible - prior to the tenant gaining possession of the property!

 

    RENT CONTROL

We are experienced in the ramifications of Rent Control.  We have attended

many hearings dealing with Property Repair and Tenant Issues.  We will be

there to get you through these City Requirements, so you may enjoy the

Investment benefits of your property.

 

    CITY INSPECTIONS

We meet your City Code Enforcement Inspectors at your Property, and as many

times as it takes to get the job done right!  Further, we will attend City Attorney

Hearings if your issues have escalated.  We are in contact with your

City Inspectors at all times.

Our sign has been exposed to your area for over 20 years!  We have strong

Name-Recognition in and around the location of your property.  This is

important, especially when you have a vacancy. Many potential tenants stop into

our office to see if any vacant units became available. Over the past many years,

    EXPOSURE TO THE INTERNET

Your vacancy will be exposed on the Internet, with many on-line services.  We

immediately transfer information to the Internet once your vacancy becomes

We employ a number of Staff Members that are bi-lingual.  This is essential to

the proper operation of your property.  Communication is an important key to

    SELECT PUBLICATIONS & LOCAL PAPERS

Some Owners prefer to advertise their vacancies in Newspapers and

Trade Papers. Certain publications are more effective than others when

marketing a particular vacancy. When this Targeting Strategy is necessary,

other publications will be utilized, such as THE HOLLYWOOD REPORTER,

THE DAILY VARIETY, LA WEEKLY, LOS ANGELES MAGAZINE and

other effective periodicals. Sometimes ethnic publications are needed, and we

have access to most every leading marketing source.

 

    MULTIPLE LISTING SERVICE 

At times Owners have considered advertising a vacancy in the Multiple Listing     

Service (MLS). Our firm is in good standing with the major MLS in the area of

your property. A photo and description of your vacancy, in one or more of the

real estate computer networks we subscribe to, allows immediate exposure to the

real estate brokerage community.
