Our goal is to operate your property as efficiently as possible.  All Rental

Agreements are reviewed, and if needed updated to current legal conditions,

service Contracts are also reviewed, such as Trash Pick-Up Service, etc.

Invariably, our new clients pay too much for recurring services.  We review all

contracts and compare the prices so your property runs more efficiently.

 

Another important review includes the Number of Tenants in each Unit. 

Sometimes Owners are unaware that the tenants in a particular unit are not the

tenants on the lease/rental agreement.  For example, the Rental Agreement may

have provided for 2 persons to occupy an apartment, and in fact there may be 4

persons that occupy that same apartment. Under Los Angeles Rent Control, for

example, Owners are allowed to increase the Rental Rate if the occupancy has

increased.

 

Our Services additionally provide that we Collect Rent, process the Accounting

and issue you a Check and a Computer Report, along with receipts, on a Monthly

Basis.

 

In collecting the Rent, the Rental Contract is our guide.  If the Tenant has not

paid as promised, then we pursue a late fee, if allowed.  All other terms of the

Rental Agreement are enforced, per your direction.

 

If the Tenant does not pay the Rent, we pursue collection by issuing a 3-Day

Notice to Pay Rent or Quit.  This process may lead to filing an Unlawful Detainer

Lawsuit against the non-paying Tenant.  Along with the Attorney, we represent

you in the Court proceeding.  YOU DO NOT HAVE TO GO TO COURT. 

 

There are so many variables in each building and we cover all mainstream issues

that many Owners overlook.  Insurance, for example is one area where we find

Owners are improperly covered.  Not only by the amount of Insurance coverage,

but also by the Endorsements available that the Owner was not told about by

their Insurance Agent.  We review all Insurance Policies for this reason.

 

    We also focus on the Specifics of your property. 

    We call it the TARGET APPPROACH to managing your property.

The Target Approach allows us to effectively merge your property into its

environment.  From marketing for New Tenants, to the choices we make

(with the Owner’s approval) in carpet and paint.  We manage each building

slightly differently, yet with the same dedication to the law and the common goal

of efficiency and profitability.
