that evening, the viewing of your property is just a memory. 

 

The PROPERTY BROCHURE is all that remains on their kitchen table or

coffee table to remind them of the wonderful Features your property

offered.  And needless to say, a picture is truly worth a thousand words. 

The PROPERTY BROCHURE will provide a DETAILED

DESCRIPTION, and will keep your prospective Buyer interested in your

    MULTIPLE LISTING SERVICE 

     Truly the best way to expose your property to thousands of Agents!

Included is a photo and description of your property.  We submit this to one

or more of the real estate computer networks of which we subscribe. Also

available are multiple digital photographs (up to 8 pictures) to further exhibit

the salient features of your property.  Bruce Jay is hands-on when it comes to

the Multiple Listing Service Submission Information; all the REMARKS for

your property are carefully drafted to emphasize the outstanding features of

your property!

 

    INTERNET SERVICES

Your property will be exposed to a number of WEB SITES on the

WORLD WIDE INTERNET. International exposure guarantees you every

opportunity to sell your property. We include PHOTOGRAPHS and a

DETAILED DESCRIPTION.  And it works!  We have had potential Buyers

contact us from as far away as Europe and Asia.  In fact, we have clients that

met us through our INTERNET ACTIVITY, and we helped them purchase

property in our LOCAL AREA. We further helped them by MANAGING

their newly purchased property when they returned to their Country. 

 

    FOR SALE SIGN

THIS IS SO IMPORTANT, and one of our most effective forms of

advertising.  Posting our distinct and graphically attractive sign provides

excellent local identity and visibility.  This brings buyers to your doorstep. 

Our sign is well known in your area!  Did you know that we are the only

blue sign?  With so many BRUCE JAY ASSOCIATES signs posted in

and around your area we get many calls from Prospective Buyers.  If they

don't see your sign while driving around, they will see one of our other signs

a few streets away.  We will still get their call, and we can then tell them

    SELECT PUBLICATIONS & LOCAL PAPERS

    We believe in the TARGET APPROACH to MARKETING.

With this "targeting" strategy, we design a marketing plan that best

locates your TRUE POTENTIAL BUYER.  Certain publications are more

effective than others when marketing a particular property.  The

publications used vary for many reasons.  Some areas are best suited for

ENTERTAINMENT PUBLICATIONS, such as THE HOLLYWOOD

REPORTER and THE DAILY VARIETY, or even the LA WEEKLY. 

Other areas are best suited for the legal and economic community, as

found in the DOWNTOWN NEWS.  And sometimes Local or Ethnic

Publications are in order, such as ASBAREZ (the Armenian News press),

The Chinese Times or The Korean Times, just to name a few. It is well

known in the real estate community that the best publication is THE LOS

ANGELES TIMES, because it brings results!  And THE LOS ANGELES

TIMES offers the opportunity of PHOTO ADVERTISEMENTS in their

Local Insert to their Sunday Paper, as well as THE LOS ANGELES

TIMES - MAIN CLASSIFIED (which goes to a very WIDE AREA from

Long Beach to Santa Barbara, and from the San Gabriel Valley to Santa

Monica). We advertise for results (that is the essence of our Target

Approach to Selling your Property), and depending upon the response we

receive, we will advertise in the LOS ANGELES TIMES MAIN

CLASSIFIED or PHOTO ADVERTISEMENTS in the Los Angeles

Times Local Sunday Insert. Truly it is worth every penny if it gets the

property SOLD!

 

    OPEN HOUSE  (well, we call it an OPEN HOME)

And we have been known to not only offer refreshments to those that visit

our OPEN HOME, but during the holidays we give each prospect a present!

They allow further exposure of your property to the Brokerage

community, and to prospective Buyers. Mostly occurring on Sunday,

some consider an OPEN HOME to be a method for Brokers to meet

Buyers, and others consider it a possible security risk.  We feel that it is a

strong source for locating a potential Buyer, so we place many OPEN

HOME SIGNS to pull from all areas surrounding your property.  We are

careful, and advise all our clients to secure their valuables, just to be safe. 

We use discretion in planning your OPEN HOME, as your security is also

our concern.  But make no mistake about it OPEN HOMES do work!

People don't buy what they can't see, and an OPEN HOME is sometimes

the best solution!

 

    COMPANY PREVIEWS 

Our Associates are required to preview your property so they are

immediately familiar.  This first hand exposure allows them to properly

expose your property to their active buyers. Every bit helps and it is a

TEAM EFFORT!

 

    BROKERS OPEN HOUSE

An important marketing tool that will expose your property to the active

Brokerage Community. Many Brokers, both in and out of our local

marketing areas, may have a prospective Buyer that just might be the right

one for your property.  Refreshments are served (and we clean up

afterwards).  We feel that inspiring Brokers to preview your property is of

utmost importance.  Remember, out of sight, out of mind!

 

    COOPERATION WITH BROKERS

Our Marketing plan is designed to SELL YOUR PROPERTY for

TOP DOLLAR! Therefore, we additionally focus on the Brokerage

Community. Every real Buyer is working with at least one Agent, and

there are 55,000 agents in the County.  Properly exposing your property to

the Brokerage Community gives you 10 times the power of any local

marketing.  In order to insure the maximum exposure of your property, we

maintain a strict policy of Full Cooperation with all qualified Agents wishing

to show your property.  That is why our listings are submitted to

Multiple Listing Services within one or more Boards of Realtors. We

believe in full exposure for the benefit of our clients.

From the first day of the listing period through the close of escrow, we will

work closely with you. We will share comments from Customers and other

Brokers, which may guide us towards the sale of your property. We are

Whenever possible, upon the issuance of keys, we will obtain a signed

receipt from Agents that wish to show your property. We treat your

property as we would our own.  And we do question those Brokers that

request a key to your property.

 

    ELECTRONIC LOCK BOXES

We offer the most up-to-date Lock Boxes available.  If you so choose, we

will place an Electronic Lock Box at your property.  This will require an

Agent to use a special electric key, which records the identity of the Agent

and the time of showing of the property, whenever used.  We also offer a

Standard Dial Combination Lock Box, for your convenience.  We will

gladly discuss what is best for your property.

 

    PROFESSIONAL ASSOCIATES 

We stay in touch with real estate trends.  We will provide you with the latest

information on new laws and local ordinances that affect the purchase or

sale of your property.  Ongoing attendance in seminars, in-house training,

and in-field experience all contribute to the successful handling of your real
